Where does the information come from?
From NSW Government services, read live each time: the NSW cadastre, imagery and elevation from Spatial Services (Department of Customer Service), planning and hazard maps from the NSW Planning Portal, and the Low and Mid-Rise map from the Department of Planning, Housing and Infrastructure. Every lot page lists its sources.

Which areas do you cover?
Any address in New South Wales. The duplex and subdivision checks use statewide rules; council-specific clauses are flagged for you to confirm.
How does the assistant avoid making things up?
It may only use the lot's government data and a fixed library of NSW rules, each with its instrument and clause. Every sentence cites one of them. When neither covers your question, it tells you where the answer would be instead of guessing.
